FAQ

What have been your greatest challenges in offering an event venue in Downtown Hutto?

The biggest challenges have been space limitations and conflicts with local city events. Storage and expansion options within the venue are limited. Additionally, when the city schedules last-minute events on the same day as a booked wedding or private event, it can occasionally create conflicts for clients.

A lot of our clients are from Austin, so one challenge is showing clients that they can easily book transportation for their guests and still be an Austin wedding.

Does 111 East hold a liquor license? If so, is it through Contigo or is it tied directly to the property?

We do not hold a liquor license. For events serving alcohol, we require proof of COI and TABC certification from the chosen vendor in order for them to serve.

I saw on the slide deck that there are events booked through next October: Is the current team going to remain in place to see those events through? And is the team willing to remain?

Future events will be the responsibility of the buyer. Currently, we have four venue managers who oversee events on-site, two furniture movers, and a contracted cleaning crew after each event. These staffing contacts will be available to the buyer. As for administration, sales, and overall operations, we anticipate the new owner will either manage directly or hire staff as needed.

We can offer some kind of transition phase for a fee to help the new owner handle the booked clients for a certain period of time, or be available for questions/guidance.

When/Will you pause booking events?

We are currently not booking events past May 2026, as that is when the lease at 109 (Skylight Room) is up for renewal, so we want that to be at the discretion of the new owner. However, two October 2026 events are already contracted (October 3rd and October 30th).  If need be, we will take on helping them relocate. 

We will not pause on bookings until we sell, as continued sales is a value not only to us in the transition phase, but a new venue operator to step into existing contracts. 

Property

Is the building owned outright, or is there a mortgage on the property?

There is a mortgage on 111, and a lease at 109.

Have you had to do any major renovations, or are there any outstanding?

We are continually improving the venue.

Recent updates include replacing plywood flooring in the Skylight Room, restoring the historic front doors, replacing piping in both the women’s restroom and courtyard, and replacing crown molding in the hallway and Skylight Room. We also perform annual AC cleanings. There has not been anything major otherwise. 

The inspection report from when we purchased the building, as well as our Director of Events’ maintenance logs, will be in the Data Room.

The only outstanding improvement at this time is updating the trim around the front windows of the venue.

Age of HVAC equipment, roof, plumbing, and electrical?

The venue underwent a full remodel in 2016, so the HVAC systems, plumbing, and electrical systems all date to that remodel.

Financials

To get a clear picture of monthly operating expenses, will you be willing to share the monthly Profit & Loss statements for the last 12–24 months, along with a copy of the general ledger or a breakdown of expenses by category?


Yes, this will be included in the Data Room once the NDA is signed.

Are you open to seller financing?

At this time, we are not open to seller financing, as we are looking to release capital to invest in the growth of our other businesses: Contigo Catering, Ocaso Texas & Table Manners.
